State of Houston Industrial Market.

   Through the 1st  & 2nd quarter of 2009 we saw stagnation in the commercial market.
   Financing was frozen and owners were in a holding pattern waiting for future economic signs. currently we are seeing the following:
  • Leasing activity has increased city wide.
  • Purchasing activity is still slow caused by gap between buyers and owners perception of value in the current market and banks continued hesitation extending financing.
  • Speculative financing is still frozen, but we are seeing SBA loans and some traditional financing for owner/users.
